Reports to:
Contractor/Maintenance Coordinator Job Knowledge, Core Competencies and Expectations Diagnose and implement repairs to appliances.
Diagnose, trace, and resolve electrical problems.
Ensure preventative maintenance and pest control procedures are in place and adhered to.
Ability to diagnose problems and implement repairs to properties and apartments.
Replace water heaters and handle related plumbing projects.
Diagnose problems with commercial washers and dryers and make repairs.
Knowledge of and ability to perform required role during emergency situations.
JOB DESCRIPTION The MAKE READY TECHNICIAN is responsible for always maintaining the physical integrity of the community.
This involves insuring a clean and well-maintained living environment for residents, visitors, and staff, enforcing parking violations, pet restrictions, and termination-of-lease procedures, meet not only with current residents when handling requests for repairs or trying to resolve complaints, but also with prospective residents or tenants to show vacant apartments.
It is the MAKE READY TECHNICIAN'S duty to anticipate, identify and correct all problems involving the property and to implement procedures that will prevent such problems.
An effective program of maintenance is essential to:
Maintain a clean and well-maintained environment.
Cultivate resident satisfaction.
Protect the investment of the property owner.
RESIDENT SERVICE Institutes and manages the system for handling resident service requests.
Completes work orders within 24 hours when possible and creates work orders for issues as needed.
Enforce Parking Violations - Document & Take Pictures when violations occur.
Ensure security cameras are operating.
(If applicable) CHECKLISTS Please turn in the following checklists when needed.
Moveouts - Walkthrough Inspection form/Remodel Checklist and Tenant Settlement Charges Form must be turned in along with pictures taken upon move out inspections.
A move-out inspection must be completed no later than 24 hours of move-out.
Make Ready - A make-ready checklist must be turned in and signed same day of completion to qualify for bonus.
PREVENTATIVE MAINTENANCE/SAFETY Conducts regularly scheduled change of A/C filters and pest control.
Conducts regularly scheduled inspections of the interior of the properties at least every 6 months.
Must be aware of the condition of the physical property throughout the community and immediately correct hazardous conditions, e.
g.
, broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
Perform interior inspections of all units every 3 months.
Physical Demands and Work Environment Regularly exposed to moving mechanical parts and outside weather conditions.
Frequently exposed to fumes or airborne particles and toxic or caustic chemicals.
Occasionally exposed to wet and/or humid conditions; high, precarious places; extreme cold; extreme heat; risk of electrical shock; and vibration.
The noise level in the work environment is usually moderate to loud.
Able to meet and perform the physical requirements and to work effectively in an environment which is typical of this position.
Frequent lifting, bending, climbing, stooping, and pulling.
Frequent repetitive motions.

Estimated Salary: $20 to $28 per hour based on qualifications.
